Istria, with its rich cultural heritage, beautiful landscape, and increasingly popular tourist destinations, has become one of the most desirable areas for real estate investment in Croatia. Known for its historic towns such as Rovinj, Poreč, Umag and Pula, Istria offers a variety of options – from luxurious villas on the coast, modern apartments, to building plots in untouched nature.
Popular locations and prices
The most sought-after properties are located in the coastal cities of Rovinj and Poreč, where luxury apartments and villas with sea views often fetch prices from 500,000 euros to 1.5 million euros. For example, an exclusive apartment by the coast in Rovinj can cost as much as 1,200,000 euros, while luxury villas near the beaches are also in high demand.
Various options can also be found in Pula, such as renovated apartments in the historic core of the city. Thus, an apartment in the center of Pula can cost around 290,000 euros, while attractive properties by the sea reach prices of 500,000 euros and more.
Interior of Istria – Opportunity for investors
Although the coast of Istria is extremely popular, the interior of the region also offers great investment opportunities. Places like Motovun, Grožnjan and Buzet have become a real hit among lovers of a peaceful lifestyle, with beautiful natural surroundings and intact medieval towns. Real estate prices in these areas are more affordable compared to the coast, and stone houses for renovation or construction land can be found at prices from 150,000 to 400,000 euros, depending on the location and size of the land.
Building plots – Build your dream home
For those planning to build, there are many attractive building plots available in Istria. In places like Višnjan and Kaštelira-Labinci, land is ideal for the construction of luxury holiday villas or houses with a swimming pool, with starting prices of around 100,000 euros for smaller plots, while larger plots can reach up to 400,000 euros.
For example, land in the vicinity of Višnjan sells for around 102,000 euros, while a luxury plot in Kaštelir with plans to build two vacation homes costs 290,000 euros.
Invest in tourism
Istria is a popular tourist destination with a long season, which makes real estate in this region extremely attractive for investment in tourism. Vacation homes and apartments that investors are renovating or building often command high rental prices during the summer months, especially in popular seaside towns. Also, tourists often look for quieter, less commercial places in the interior of Istria, so investing in real estate in those areas is also a profitable option.
